Grounds maintenance
Common-area care, written down area by area
A route for each community: gates and entries, the clubhouse and pool deck, walks and greens, and the edges of ponds. Each area has its own line in the scope table and in the monthly report.
What is included
Mowing and edging along walks, curbs and beds
Shrub and hedge trimming on a rotation
Blowing of walks, parking areas and the pool deck
Weeding of beds and tree rings
Litter pickup and a check of pet-waste stations

How it works
From the walk to the monthly report
The same four steps start every account.
- 01
Walk and map
We walk the property with your manager and mark each area on a scope map.
- 02
Set the route
Mowing day, crew size and equipment are written down, avoiding the busiest hours at the pool and clubhouse.
- 03
Visit
The crew works the route in the same order each time, and the crew leader signs in with the office if the board wants it.
- 04
Report
After the last visit of the month, the report lists the dates, who was on site and anything left open.
Questions
Questions about the route
What day does the crew come?
The route day is set at the walk and written into the scope. If rain pushes a visit, the crew returns on the next dry day and the monthly report says so.
Can residents ask the crew for extras?
Crew leaders take requests to the manager, not from the sidewalk, so the scope and the invoice stay the same until the board or manager approves a change.
What about lots the builder still owns?
They are listed on their own line, and mowing them is brought to the board first.
Put the route in writing
Ask for a site walk and we will send the scope map with the packet.
